The pros and cons of each specific contract fit into certain different categories and will depend on the relationship between the landlord and the tenant you are looking for. A "service address" is an address to which landlords or tenants receive communications and other documents relating to the lease agreement.... As a landlord, I often ask questions of tenants whose life plans do not fit well with 12-month leasing cycles. Inquire about the necessary declarations in leases are leases that define in clear and in-depth terms the expectations between the landlord and the tenant, including rent, rules for pets and the duration of the agreement. A strong, well-thought-out and well-written lease can help protect the interests of both parties, since neither party can amend the agreement without the written agreement of the other. Italian real estate leases are not uniquely governed by the written pact agreed by the owner and tenant. Italian civil law requires correspondence between the destination agreed by the contracting parties (for example. B residential, commercial activity) and the actual destination of use that the tenant accepts after taking ownership. In case of significant differences, the owner has the option to resolve the serious non-compliance contract. The lease you have depends on the facts of your situation, not what your agreement says. For example, if you pay rent to a private landlord who does not live with you and you have accepted a rent of 6 months, you will probably have short-term rent (or a guaranteed short rent in Scotland). This will also be the case if your agreement says otherwise. Check the type of lease you have.
A tenant is a person who signs a tenancy agreement and binds it under the terms of the tenancy agreement. The rental agreement is only between the tenant and the landlord. The lease is a form of consumer contract and, as such, must be done in clear and understandable language. It must not contain clauses that could be "unfair." This means, for example, that the lease does not put you or your landlord in an unfavourable position, should not allow a party to change the terms unilaterally and without good reason, or to bind you irrevocably to conditions with which you did not have time to administer yourself. An abusive clause is not valid by law and cannot be enforced. Leases must be established in writing and the lessor must give a copy to the tenant before the lease begins. However, even if there is no formal written agreement, the Housing Act applies. Landlords and tenants cannot evade their obligations by not providing their agreement in writing.
